Main House

See below for items discussed and changed from our 2/22/19 meeting:

  • Most of the newer Option C is closer to Option B
  • Oriented the Master Wing to be orthogonal with the rest of the house (no angle like option B)
  • Piano Tower per Option B
  • Smaller Laundry per Option B
  • Powder Room per Option B
  • Kitchen per Option B
  • Recessed Garage Doors per Option B
  • Added Man door to back of garage per code per Option B
  • Prep Kitchen per Option B however enclosed it and added butcher block cart, and open shelves (to display) spices / herbs / mason jars / etc.... + suggest using a China Cabinet on the notched out corner since it relates to the Dining Room
  • Pivot Entry Door per Option B
  • Armoire(s) instead of Coat Closets per Option B
  • Water Features (which defines the central Courtyard as and "Impluvium" - since it adds water) per Option B
  • Pocket Doors as suggested to Impluvium
  • Added Lounge Alcove to Parlor Room as suggested
  • Kept Bi-Folding Operable Wall Systems for Great Room and Main Kitchen but removed them at Parlor Room (please confirm vs French Doors)

  • Tim, the changes look great! I have a couple of minor items:

    A) For the new alcove created for the kitchen range, I was trying to create a detail whereby the stones could wrap around the front “columns” and also have a logical place to terminate into a wall (please see attachment – kitchen range details). In the drawing, I think the “columns” should extend enough so that we have space to return the stone corner (about 6”) to the wall.  Kitchen%20range%20details%20%2812-12%29.pdf

Other than that, please remove the two text labels as indicated on the attached: plan%20comments%20%2812-12%29.pdf

    Thank you!

  • I posted a new A2.1 to reflect the plan changes.  I am still working on the ceiling / electrical as it relates to the changes but wanted to complete the plan so Brad can use it on his structural base drawings.

As for Powder Room - I prefer Option A since on Option B you walk right into the Toilet (where Option A the Door swing helps hide the toilet).   Since it is tight the wall mounted unit will help.

  • Tim, you’ll laugh at this, but we’re chickening out on the piano location in the central hallway.  We have a better use for this space (more practical) that accomplishes the following: a) frees up space to create a walk-in pantry in the prep kitchen (which we had previously made smaller to accommodate our seating area), and b) allows us to create a somewhat larger wine alcove that will be more accessible and attractive.
We’d like to move the piano to the Parlor Room alcove.
Please take a look at the attached plans, which should be self-explanatory.  We have a version A and B for the new powder room configuration — both seem to work, but would like your feedback.
We realize that the windows in the new powder bath location would have to change from full height to 1/2 height — that’s ok.
    No more changes before submission!
    Greg and Mary
    1. This is the first time I’ve seen the Sections (so, my first comments).  At the Impluvium, the trellis section is not shown.  Depending on the height of the trellis over the Impluvium, the stub roof over the impluvium entry door should be extended (as we have discussed, it currently looks too short, and looks too high over the doors).
    2. The Section shows that the shallow 3-12 roof over the front porch extends pretty high up the main roof plane – higher than I thought it would (it is depicted differently on the actual roof plan). Since 3-12 is already a “decorative” roof, can we considering going to 2-12 so the porch roof is flatter, but not so deep (encroaching on the main roof line)?
    3. The Rear main house elevation is still showing stairs off the entire length of the porch.
    4. The Trestle locations look good in the great room, parlor room and kitchen.  However, in the great room and parlor room the plan is still showing other beams (maybe those are the structural beams not visible from the room).  Just want to confirm that the only visible beam system seen in those rooms will be the trusses.
    5. In the Family room, the Embedded beams look good.  The drawings don’t seem to reflect the perimeter wood beams around the inside of the coffered section. See drawing attached. Ceiling%20Plan.pdf
    6. On the guest house floor plan, I don’t see stair leading down from the main living area into the garage/art studio area (which should be at grade level).

    Thanks Tim!

  • Hi Greg - I've updated the Ceilings + added the Sections for the Main house (still working on the sections for the Barn and Guest House) + other sheets including a cover sheet.   I still need to modify the electrical to match the new ceilings (but let me know what you think of the ceilings first).   I also have to add the trellis to the Impluvium section on A3.5.   Thanks - Tim

  • Tim, great meeting today -  really appreciated your insights and comments.

Regarding the beams in the Parlor room -- I agree that the far beam close to the wall is a problem and looks odd.  I understand your suggested "fix", but I rather have 4 beams instead of 3, and I think it would bug me to have beams spaced out differently.   So, I'd rather go with our Option B plan attached: Tressle%20layout%20for%20Parlor%20Room.pdf

This layout works, and it really isn't a big deal to have a light over the pool table not centered between beams.

    Thanks again!

    Greg

  • Drawing A2.1, A2.2, A3.1, A6.1, A6.2, A6.3, A6.4 were modified per your comment above.  Thanks.

  • Hi Tim,  we have a couple of relatively minor proposed changes to the Main house.  All should be self explanatory, but let's discuss if you have any questions or comments.

On the change to the "Prep Kitchen" we've decided we'd rather have a larger space in the main kitchen for seating than the larger Prep Kitchen.  We think the narrower, smaller Prep Kitchen is just fine and we also prefer the alignment with the Wine Closet wall -- cleaner and more efficient!

Please see attached for the changes:

  • Hi Greg - I've modified the plans and elevations per your comments on the 9th so we can go over them in our meeting on the 20th.

  • Tim, I looked at the existing grade conditions again this morning (with more light) and did notice that the existing pad/grade does slope from front yard to back yard about 6".

So an amendment to my lengthy grade discussion from last night...there should be 3 steps down from the rear terrace (not 2 as mentioned last night), and the "stone base" skirt should be about 18" in the back of the house.

    Greg
