Hi Greg - all the above was modified per your comments. I forgot to mention that I didn't include a water heater tank but instead have a tankless unit on the outside. I'll e-mail Brad and Chris so they can modify their drawings per these changes.
The revised Garage/Art Studio looks good!! We have a couple of changes...
1) We think we should refer to the art studio as the GARAGE. For permitting purposes, a garage can be attached to the Guest House, an art studio cannot be attached.
2) Please remove the stove and stone chimney. As discussed, the plan would be to extend the HVAC to heat and cool the garage after permitting. A stove for heating the space is now not necessary.
3) Please add a barn door opening at east end. As discussed, we’ll select barn door hardware that allows for rodent control. We think a 12’ opening with two 6’ doors would be appropriate.
4) Please see attached markup to guest house garage drawings.
Removed Closet for Guest Room (also a dresser could be added here in its place) - thus kept bed in its current position instead of centering it in space (also helps with sight lines as you walk into the room) [YES - DRESSER IS A GOOD IDEA]

Drawing A2.4 modified per your comment above which slightly affects the ceiling and electrical as well.
Tim, one small change to the Guest House Garage -- Mary wants to move the sink as indicated on the attached drawing. Thanks.
