  • Hi Tim - the Front Elevation looks great.  The only change I would make is to get rid of the right upper window in the dining room.  

    The other comment my wife had about the floorplan was the increasing the size of the upper bathroom (perhaps a double sink) since it will serve two bedrooms (and possibly three if someone uses the office as a bedroom) - Thanks, Ryan 

  • Hi Tim - attached are some markups to the floorplan The changes to the floorplan are as follows (all indicated in the attachment):

    1) staircase - square instead of curved
    2) remove wine cellar and instead replace with half bath with door opening to foyer
    3) add door to provide for storage/closet under stairs accessible via hallway to guest room
    4) add exterior door to porch from living room
    5) mirror image the floor plan 
    6) upstairs swap position of office and bedroom and remove bathroom currently in bedroom #2

Schematic Design

Per your comments yesterday - I did all the above except for modifying the stair.  We don't have enough room to effectively get a straight stair with a landing to work (it takes up more space) - and the curved stair goes better with the Italian Villa site per your LINK The image for Robert Elliot is similar to what I have drawn for you for a front elevation (note 2 new sheets A2.2 - Roof Plan and A3.1 - Elevations = with only the front drawn so far)
