Modifications to House Plans

Tim, we had a great meeting with Jim yesterday and have a few modifications for you.
We would like to keep the current plans with the two kid’s rooms side by side and the hallway next to the staircase.
Car Port:
- Make the car port 18’ wide and remove the polls in the center. We are ok if we can only park one car.
I just spoke to Alex and we worked out a way to span the joists North / South - with beams east to west - so they don't have to span the entire 18ft length - so this should work.
Kids Bedrooms:
- Bedroom #2 – Please make Bedroom #2 the same floor plan as Bedroom #3 where the bed is on the west side and the bathroom and closet are on the east side. Flip the bathroom and closet so the bathroom is on the south side and has a window. We have decided against having the bathroom door open to the hall way. Add a window on the west wall of bedroom #2.
- Bedroom #3 – Flip the bathroom and closet so the bathroom is on the south side.
- Bedroom #2 & #3 – Remove the windows in the closets.
I configured the rooms slightly different than what is described above. I made the revision based on my discussion with John yesterday. By increase the Master to 15 ft (per below) and shifting the rooms around I was able to align the kids bedroom wing to match to that of the kids bedroom wing. I also aligned the East side of the Kids wing to that of the Laundry Room. He also mentioned you liked the idea of the freestanding stair while still maintaining the access to the bathroom from the entertainment Impluvium area (near the BBQ). I got it to all work - so let me know what you think?
Dining Room:
- Fireplace – Push the fireplace back into the wall giving us more room in the

- dining room. Its ok if we need to take some space from the Pantry and Office.

- Sink – remove the sink in the Dining room.

Kitchen:
- Upper Cabinets – I am concerned that I don’t have enough upper cabinets in the kitchen. Please put the small wall back in next to the entry so we can have cabinets that wrap the corner of the kitchen and stop before the sink area.

- Upper Cabinets – I can’t tell from the drawings but if you have cabinets over the kitchen sink, please remove them. We would like that to be open.
That dashed line is for knee space under the counter for bar stools
- Kitchen Island – Make it six inches smaller in width so we have a little more room in the dining area.

Living Room:
- Fireplace – Widen the fireplace to give it more presence in the room. You will have to remove the two small windows on the sides of the fireplace.

Master Bedroom:
- Bedroom – Please make the master bedroom 15’ vs the current 13’. I know you and John had discussed this earlier.

Walkway:
- Walkway – Please make the walkway 8’ wide (if it is not already).
I wasn't sure which walkway you were referring to - is it between the Casitas and Master - if so that is still 4ft wide - but we could widen it.
Casita:
- Casita – Not sure if John asked you to change this but we want to leave the Casita 14’ x 15’.
Yep 14'x15'
- Casita Door – Make the Casita door siding doors.
Done
- Casita configuration – How would you configure this room if we put in a queen murphy bed? Work your magic. It looks like the north wall is the best but will that might block the bathroom door.
I showed the furniture now so there shows a bed on the North Wall - but it could also be a bed on the West Wall instead (as an option)
- Casita Kitchen – Remove the door and shift the kitchen counter to the east so it is flush with the inside bathroom wall. Add a small storage area on the outside behind the kitchen wall to access from the outside.

I've modified the last plan per the notes below (per my discussion with John last week)
I think we can put the mechanical in the attic for the Casitas but if we need an exterior mechanical closet we can add it per Jim's suggestion above.
I'll throw in my 2 cents -
I like the kids bedrooms in the side-by-side configuration better, it opens up the backyard more to the sport court area and allows for windows in each bathroom. I'd flip the right bedroom so that the bath is on the rear wall and the closet is towards the stairs.
We also discussed widening the breezeway to the casita to 8' so that you could see the sunset better.
I was picturing the casita kitchen facing the room with mechanical or storage space opening to the exterior on the right side.
