Schematic Design

I've added the first conceptual drawing for you to review.  The drawings include an Existing and New Site Plan in addition to an Existing and New floor Plan.  Let me know what you think?

The Kitchen is a good size with a 48" Range, (2) 36 Sub-Zero (refrigerator / freezer), (2) dishwashers, a main sink and a vegie sink in the island.  The kitchen has 2 islands - one will serve as a breakfast table and the other for cooking.  It also has a good size pantry.  It should give you the Great Room feel we discussed along with a Resort Feeling with the Bi-Folding (Lanai Doors) opening up to the pool.  The Windows on the East side of the Kitchen are high windows above the upper cabinets.

  • After speaking with Scott today we came up with the following revisions and additions (TO OPTION B):

    • Moved desk from Kitchen to Under the stairs
    • Added Bar to Dining room (also added arched window at end) - Scott will talk to you about a wall bar vs a walk around bar.
    • Also added wine chiller to bar
    • Added a wine chiller under the micro / oven combo (but may want to turn this into a "warming drawer" instead).
    • Added Pot Filler at Range
    • Increased the size of the island from 10ft to 12 ft to allow vegie sink to center in island better
    • Moved 2nd dishwasher from Island to opposite side of sink (2 dishwashers now at main sink).
  • After speaking with Scott today we came up with the following revisions and additions:

    • Add a desk to the kitchen
    • Keep the ceiling vaulted as it is now in the Living Room
    • Vault the Ceiling in the Dining Room in the same direction (similar ceiling) as the Living Room
    • Both Ceilings in the Dining and Living Room can have 1x Stained and Distressed Wood added as "applied material" on top of the existing ridge beams and rafter (to change the look to more of a Mission Style
    • Entry Ceiling (and new area leading to Kitchen) can be barrel vaulted
    • Reduce Bi-Folding Door to get 24"-30" on either side for Strong Walls
    • Provide another Option B (see additional drawing added) that has the following differences:
    1. Option B has a single island instead of two
    2. Option B has a Sliding Door instead of a Bi-Folding door (I suggest - and what is being added to many custom homes today) is the Bi-Folding Door - for the Wow factor.  It costs more but you can open the entire wall up  to the pool side then. A slider will only open half of the wall up (in the middle with the two panes)

    Let me know what option you prefer and the other ideas above.
