Master- No TV area needed, can go  with fireplace place there.

Master bath- can go with jacuzzi tub

Bedroom number 3 will get a window seat.  Also, what is "blacked out" area next to the closet?

Bedrooms 4 and 5 will get french balconies. 

We thought we could combine bathrooms 4 and 5 to make one larger one.  A double vanity and then maybe an additional single vanity would be cool for the 3 boys.  Would allow for some extra linen space. 

Storage room could then maybe be a bit bigger (or not, good space already) and we thought we could have a sink basin in there (for cleaning out fish tanks etc. ;) and do tile floor so cat box could be in there also.

 Bath #4 looks great but should the door open the other way?
So for the square footage, does the upstairs storage (81 sq feet) count?  If we take the sink out for now can we eliminate that 81 sq feet?

Flipped Bath 4 door.  The Upstairs Storage was already not included in the area calc. so it didn't change (but the main level kitchen addition with bar only added about 100 s.f.

Per your points above

• Added Fireplace
• I'll still try to talk you into a free-standing tub as oppose to a jacuzzi tub -but this is just a fixture that can be swapped out from one to another anytime
• Added window seat to bedroom 3 and removed the blacked out area - it was for a wood burning chimney stack from the fireplace below (but we can go with all gas to get rid of it)
• Modified the Bathroom per above and now you have two linens (one a cabinet and one a closet).  Note I swapped the storage and this bath to get windows in the bathroom
• Actually storage got one foot smaller (due to the larger combined bath with linen and added a utility sink in the storage
