Tim, here are some additional comments:

1. It would be nice if you could also show on the plan layout a side by side overlay of Dunlap's house.  This will give us an idea of the available (or obstructed) views of the hills/city lights in the north east for optimum positioning of the Master and the bed rooms.

2. To capture the North-easterly views from the Master bedroom, consider moving the closet to the western most side of the room, and readjusting the rest.

3. With the added area in the front from the impending boundary adjustment (~10,000 ? sq ft), the total lot area will become ~32,800 sq ft, which should permit for maximum allowable house area of 6500 sq ft (we are trying to keep the total <4500 sq ft).

4. I think the allowed setback for the rear (downhill East) side is 12' (and not 15'), not that it should matter in our case.

    Main Level Updates on Plan 

    1. Reduced the size of the Office
    2. Moved the stairs down to the lower level
    3. Added Fireplace between Family and Living
    4. Reduced size of Living / Family in the E-W direction
    5. Moved Bedroom 2 back down to Lower Level (will save $$)

  • Replying to your points:

    1. We don't have any information on the Dunlap house from our survey info.  Per oursite meeting - shifting things over to the east by 6ft should get us the perfect view from the Family (see below for changes)
    2. The shift should also resolve the view from the master.  typically you want to walk in to the bedroom itself and have the closet near the bathroom
    3. See revised lower level to see what areas are not counted in the s.f.
    4. The info that I have from the county -is per below (and is reflected on the site plan)
