Elevations

I just posted the Front Elevation - Let me know what you guys think?  My schedule got impacted last week as you know and this elevation took longer than it did even for my own house (it is very unique).  I explored having some flat roof and increasing some heights of some sections.  I decided that the flat roofs didn't fit some of the pictures you liked "for a roof" and the flat roof would cost more to water proof.  Keeping the Budget in mind... I was still able to add some very unique things to the elevation and the roof plan.  You can see the center section (seen on the roof plan - or front elevation entry - runs from front to back) ---- this will have windows (protected by the overhang) that will run the length of this higher structure.  The clerestory windows (look up definition to better describe it) - will provide a lot of light into the middle of the Great Room !!!  Typically we have 10 Ft high ceilings with the Master / Great Room / Office being higher than 10 ft (still working on what the heights would be).  The Guest Room hast to be between 9 to 10 ft tall because of how the roof works.  There  are certain rules you have to follow for the roof for it to drain properly.  This can actually force a plan change sometimes..... but I was able to do your conceptual plan so accurate from the beginning (with the refinements we did) --- that the only plan revision I needed to do was to increase the Guest Room only "one inch" to the East - LOL.  Let me know what you guys think?

  • We did look at this yesterday but just didn't get a chance to reply. We like the new modified clerestory windows. I am tentatively ok with the placement of the darker stucco. I will have to wait to see the actual samples to try to picture what it will look like. Thanks for making the changes.

  • I just posted the updated elevations with modified clerestory windows and notes on elevations with a different "texture" to show where the darker stucco color will be applied.

    Per the e-mail today - we are waiting on the stucco sub to re-do one of the samples.  Mike - We also need to get a sample of the Ipe Wood.

    Vince + Liwen - we will also need you to pick out the metal color (from the samples given) for the color of the metal siding and metal wood windows in addition to the color of the metal roof.

  • Tim, I spoke with Mike this morning and he confirmed that the stucco samples will be ready Wednesday. Please let me know once you receive all colors. There should be 3 total. Even though we selected two Mike's guy produced all 3 I believe.  Also let us know when you submit. Even though there are no blackout dates we definitely want to keep moving forward as quickly as we can.  Thanks!

    On clerestory windows, let's try grouping them into threes as you suggested. Go ahead and modify it on the drawings. 

    On the darker stucco color, let's go with your suggestion 2, as long as we don't go dark on entire side as you pointed out, and that the darker stucco still goes well with the non-stucco elements. Assume we can still make tweaks to this even after we make the submission to the Town?

    On submission, just confirming that you have everything you need except the stucco samples, and will be pulling the package together to submit to the Town? Mike and I talked yesterday and he will get back to me when the stucco guy can have all the colors done. He's looking at Weds. If so maybe we can shoot for submission on Wed 8/20? Let me know if you need anything for the color board.

  • Sorry to get back to you late on this comment - been slammed schedule wise but it is clearing up again.

    How about having groups of 3?  I agree with Vince that groups of 2 won't look as good as what we had before (just 1)... but 3's would look good I think.  Want me to modify it that way to show you?

    As to where the darker color stuccos would go - I would suggest one of the three themes (take your pick and let me know which to pursue)?

    1. Be playful and the darker colors in random locations (entire rooms / or just one wall in places)
    2. Another option would be to "darken" the areas that would see the most shade (but not an entire side of the house like the north side)
    3. Create your own theme based on your own preferences (if so let me know what you were thinking)
  • Got it. We will pick out a color from the roof sample he already gave us. 

    On the clerestory windows, I think now there are too many windows on top. (leading to cost concerns). Originally I was thinking pairs of twos with a huge stucco space in between each pair but vince says that would not look good. How else can we do those windows on top w/o going to the square shapes? Can we have single rectangular windows with good spacing of stucco between each one? 

    I've been thinking about the two primary stucco colors we've chosen. I like to hear what your thoughts on how they would be placed on the elevation diagrams? Is that something the town may ask where we plan to paint each color?

  • Liwen - There are actually the same amount on both sides of the house (the Roofs just block the visual on some of them).  Yes I spoke to Mike and both he and I think the metal samples he gave you for the roof will also work as a good sample for the Aluminum Siding

  • Only change request is on the clerestory windows. There are 10 windows on the West side and 14 windows on the East side. Is there a reason they are not the same on both sides (10 windows)?  What if we were to remove 4 on the East side, how will it impact the look from inside and outside of the house?  I wanted to understand what your thoughts were for designing it that way. Let me know. I am thinking keeping the count the same on both sides for equal amounts of light coming in but want to defer to the expert to help me understand things for.  The rest looks good.  Mike says he has the aluminum samples and you said it's ok to use them. So we're set on that. 

  • Modified the elevations per our conference call today.

    • Modified clerestory windows on all sides of the house in the center portion of the house
    • Modified the posts supporting the balcony
    • Changed the material from stone to aluminum siding for the entry

  • Hi Tim, Vince and I have reviewed the updated drawing with materials. The contrast between the materials is definitely a look that we like. Here are some comments. We will send a meeting invite to you for 3pm on Monday. We will be on a long ferry ride so have time to talk through these points below. We also would like to get an update on where the stucco boards are at and research on foundation cost. (if you can help circle back with Mike it will help us greatly)

    1. Still not feeling it with the stone material on the front entry. It still looks too much like a lodge. What do you think about using aluminum for the front entry?

    2. We really would like to see what those two vertical short pillars (beams) look like underneath the eaves over the front entry. Will it be exactly as you have drawn it as is? How would these kind of beams work? (The horizontal single beam that run from L-R of the entire roof? (Saw this driving around Seattle)

    3. We noticed that you had a group of 4 and group of 5 clerestory windows. How did you come up with that versus grouping it into 2 with stucco in between the pair? Also is there a way to re-do the 3 clerestroy windows above the front door entry? Perhaps matching it with the new shapes?

    4. What are you thinking the pillars supporting the balcony will look like? We saw this and thought it looked pretty sleek and simple.

    5. We found this front entry window design that we really like.We believe that it's pretty close to what you have drawn currently with the exception of stucco between each tier or windows. Is this something possible for our home? how will cost compare to how it's currently designed? Will it be most costly structurally to do it in all glass versus having stucco in between?
