Added A6.1 - Ceiling Plan for your review Prior to our Meeting on Tuesday.  I should be able to post A6.2 - Electrical Plan on Monday.  (Add any comments as a reply to this forum thread) - Thanks.

  • Last Thursday on 10/10/14 we had a meeting with Vince, Liwen, Brad, Mike and myself - items discussed below:

    • Matt Slab vs Waffle Slab
    • Shear walls
    • Moment Frames (no need to have them saving money)
    • Clerestory Windows relative to structural needs
    • Preliminary study indicates we can keep the windows as is
    • Beams for the Great Room + Need for cross support beams (to save $)
    • Reviewed items for DRB submittal - which was submitted today :)
  • Per our discussion today - we need  to find out how the structural engineer will be engineering the great room (with a frame or shear walls).  We also need to find out if he will need the beam I show near the family area or if it can be removed or re-designed (per our meeting discussion on it).

    I love the pictures you posted though - yes - you will see the use of perforated metal in a lot of contemporary lighting solutions.

    I think Milgard / Fleetwood might save us some $$ and might be a good route to take.  I personally still prefer wood windows but they are more expensive - we can go over this in the next meeting.

    I also like the long seat adjacent to the fireplace (as an extension of the hearth) -- I actually did this on my house in Alamo - which you can see as an interior shot on my website :)

  • We went to an open house this weekend at 500 Oakshire in Alamo. We liked how they created this seating area against the fireplace, along the entire wall. We are starting to like the windows w/o the wood frame. This home has Fleetwood door systems and used Milgard for the rest of the house. The Milgard had dark trims so I couldn't really tell that it was Milgard!  I am including these photos so we may reference them as we do our interior design.

  • A quick additional post to add a few images we found related to the idea of perforated metal soffits for lighting/ducts:

    1. Vince flew in the Boeing Dreamliner today and noticed the shape of the storage bins along with vents and lighting (all LED). Might be interesting to see if the shape of the perforated metal could be curved to resemble this:

    Vince also noticed the lighting fixtures at the airport. The use of perforated metal sheets (again, slightly curved) and circular/honeycomb patterns was interesting.

    Finally, we found a couple of pics on Houzz showcasing exposed duct work in a home. We do NOT like the look overall, but thought the material used was "acceptable" for reference:

  • We would like to make the following changes to the current proposed utilities plan.

    1. The current proposal is to install tankless water heaters. After further research on tank vs. tankless, we have decided that we would like to have ELECTRIC TANK WATER HEATERS rather than tankless water heaters. 

    2. The current position of one of the AC unit is outside on the south side of vince's office. We would like to move that AC unit across from the office in the corner where the laundry wall meets the garage #1 wall. This would be it is right outside the door of garage #1. Do you see an issue with this new location in terms of function and aesthetics? Will the door need to be move further to the right (east side) to accommodate this new AC unit in the corner? 

    An additional comment on having the exposed ducts, we want to make sure that noise will not be an issue. That is the #1 priority for us. We look forward to seeing it drawn out to see what it might look like!
