General Requirements
1. All bathrooms must have a window that opens to the outside, with the exception of the powder room in the great room
2. All room doors opening should not face the opening of the bathroom door
3. Master bedroom and study room should have a double door entry
MEASUREMENTS/PROPORTION
1. Would like to see measurements for each room/gallery/foyer/entry area
2. Master bedroom, bath, great room, kitchen need to be bigger in proportion to other rooms and create that wow factor
KITCHEN
1. Would like to have more cabinet space. What are some ways we can achieve that? Would like to keep the windows above the cabinets where applicable.
2. Need the fridge to line up with the cabinets (cannot stick out). Need to redesign the position of the guest room closet
3. Remove the sink on the island
LIVING/FOYER
1. Redesign it such that guests do not see directly into the kitchen and great room area when they first walk in. Would like to see 2-3 options on how we can achieve that. Send links to examples of a wall or other design elements
GREAT ROOM/DINING
1. Increase the size of the great room to allow for visibility to the kids from the kitchen and provide sense of grandness
2. Install the open window system on one side of the wall. Remove the window system for the wall adjacent to the kitchen. 
3. Remove formal dining. The formal round table will go to the breakfast room
4. Remove butler prep area. Redesign the location of the bar. 
5. Remove the stairs. Move it outdoors. 
MASTER BEDROOM
1. Must have a double door. Should not be able to see into the master bedroom as you first walk in the front door and look down the gallery
2. Redesign the configuration of the master bath. 
   - Kids' bath shares wall with the master bedroom bed. noise concerns
   - Master closet needs to be separate from the master bath
KIDS ROOMS (BOTH)
1. We do not want any doors to open and look directly into the bathroom.
2. I cannot easily get to the closet as door is in the way. Closet position needs to change

  • Yes, we can definitely start on the front elevation and roof plan. Our remaining questions are more around the interiors at this point, and hopefully none of it would be material to the exterior.

    Thanks, and let us know when you think we'll have something to review. After this, our goal is to get back out to the contractors and begin that process.

  • Thank you Tim. Looks good! We had a few questions. 

    1. We noticed that with the increase in the family room, the sitting area at the bar and the South side wall in the kitchen no longer lines up directly with the opposing wall on the north side of the Multi-room and kitchen, respectively. Any issues you see with that or is that just a matter of aesthetics? 


    2. I noticed there is a horizontal bar that runs across the top of the Master Bedroom walk in closet. What does that indicate?

    I increased the Family Room an pushed Bedroom 3 and the Living towards the rear of the house making both the Gallery and Living Room 18" smaller than it was before.  This actually created a net decrease in the house by a little over 30s.f.   I can't really loose area out of the Laundry or Master Closet (their width is minimal and the length is determined by the driveway turn around and the depth of the master Bath + while also trying to remain symmetrical).  I think it works though and the Master Door is now a single 3'-6" wide door that will be very different from the kids 2'-8" wide doors.  The bonus to this as well is that it increased the length of the Master Bedroom - Bed Wall so it improved the feeling of walking in on the side of the bed.

    I would suggest that we have a Front Elevation done prior to presenting it to the builders (they'll have a better Idea of the house -- I'll have the roof plan done too).

  • Additional requirements after further discussion (5/23/2014). Adding to the previous list. 

    7. We plan to buy a side by side washer/dryer combo. We prefer a top load washer and front load dryer. 

    8. Remove the double door in the guest bedroom and make it windows like the rest of the wall

    9. Increase the family room by 4 feet. Adding 2 feet on each side making it 28x20. 

    Can you help us shave off that additional roughly 80 sq. foot from somewhere? Would be okay losing sq.  footage in laundry room or master closet. Do what you can and let us know if that is possible. What issues with this expansion in the family room? How would it cut into the view from that kitchen window over the sink? 


    One area I would like to potentially reduce sq. ft is the gallery walkway. How wide is that gallery walkway by the way? Vince would like to have the mastery entry door be different than the kids' bedroom doors. I am wondering if there are other ways to do that door to also be grand but at the same time take sq. ft. from the gallery? Does it make sense (cost, aesthetic) to do a larger than standard door to the master? I wanted to get your input before deciding one way or another. 

    Once these changes are complete, we would like to put it in front of Richard, Peter, Mike again and get some initial input from them. Would it be helpful to have the elevation diagram as well for that conversation? Let me know when you think the diagram will be ready and I'll go ahead and set up those meeting for onsite. Thanks!!

  • I was able to reduce the Office and Guest Room without shifting the guest bath over to the west (and we shaved off about 70s.f. from the design.  Let me know if that works for you? - A2.1 is updated.

    The W/D is currently on the same side as the sink (the right or East Side).  It is in the S.E. corner of the laundry room (a stackable W/D).  I didn't want to put it on the North East side because then you might hear it from Vince's office.

Have a question for you on reducing the S.F.  We could slide the Office to the West - that would reduce the space between the Office and Living (which I think wouldn't be that much of a loss) ----- but it would entail loosing the window in Bathroom 4 and we would loose some of our Symmetry (but you wouldn't notice it much since the front of the house looks the same).

    4. Yes - the height of the wall that separates the Living from Kitchen and also the wall that separates the Entry from Breakfast can be 8ft tall (or higher) to maintain that privacy - but give it modern - open feeling flare so the space seems bigger and you have more light between the spaces.

    5. Yes - Added Pocket Slider near pantry. - The pocket would fit inside the wall as described in #4 above.

    1. Remove the doorway between the pantry and the low wall. Extend that low wall all the way to pantry

    2. Find ways to shave 50-80 square feet. We would like to target 5360 - 5380 sq. ft. range. We be okay to take the footage from the office and living room. 

    3. Would like additional ideas on how we can do the bar. Requirements would be that it provides good storage for wine and a good area to entertain. Kids can do their homework in that empty space and get a beverage. No island with bar stools. 

    I will add more as they come up. We will try to find time this weekend to do some measurements.
