  • I think if we do the permitting process in multiple phases/stages, we take first permit over-the-counter for building the structure 384 ft² to may be 550 ft²(which includes sheds) for building my office with small bathroom with toilet and sink.

    The second permit we can ask for 900 ft² again over the counter.

    The third permit we can ask for upgrading 2344 ft² main house.

    Our alternate plan discussed yesterday to build maximum allowable a square footage, approximately 6000 ft².

    However, we should have a Master plan already in hand that show the entire construction and final building would look like. Is it possible for you to create a conceptual artist concept design of the house?

    Is it possible to create a conceptual artist concept landscaping plan, which includes outdoor kitchen area and walkways around the property.

  • To expedite the permit and keep this project low-key in phase 1, we suggest only applying for a 900 square foot add-on to the original home. By leaving aside the family room addition and the garage, it allows us to expedite and not trigger the "new home" valuation or permitting process.

    In order to keep the family room, dust and noise free, while the construction is going on for Original home: 1674 square feet. We would need to put a wall (maybe with the door)  to separate the family room

  • NOTE - I have 2 more designs (Option A and Option B) for you to review.  Remember this is just "conceptual design" so we can discard these and start over with a new plan or develop these further.   Also note that both are larger than the 4,000 s.f. which is our target and we can reduce rooms as needed to bring it down in size if required.

    • Option A = 4,710 s.f. of Living Area ----- with 3,020 being an addition (so we may want to take out 320 s.f. of the addition so it is divisible by 900 s.f. = max size per addition phase).
    • Option B = 4,788 s.f. of Living Area ----- with 2,647 being an addition - however - it doesn't use the existing house footprint as efficiently (compare site plans)

    Responding to Sumitra's 7/9/18 e-mail above:

    1. We can have tall ceilings but in Option A the Dining area extends into the Entry area (thus giving you more options to have more people in the Dining without putting too much area into the Entry (since we are over-sized at this point anyway)
    2. No views from Entry / Formal areas into Great Room area other than a transverse circulation path
    3. Direct Connection from Kitchen to Dining Room but through a Butler's Pantry (a nice common feature for serving into a Dining Room and to create separation)
    4. Garage is adjacent to both Mud Room and Laundry 1.   I created also a Laundry 2 so you don't have to walk far from the bedrooms (it is not uncommon to have 2 laundry rooms
    5. Yes Living Room shields Bedrooms from Great Room
    6. Large Great Room with Breakfast area and Family + Kitchen
    7. 2nd master defined as Guest Room
    8. Keeping existing Family Room as Shri's office

      1. grand foyer with tall ceilings
      2. from the entrance: formal living room. Absolutely NO view into the kitchen/family room/nook area. 
      3. a formal dining situated between living room and kitchen. 
      The above requirements might fall into a traditional layout, and that's what we want. 
      4. garage with direct entry to laundry/mud room, and then the great room
      5. Living room that shields family members when walking from the master to the kitchen.
      6. Great room with a large kitchen (we can talk more about kitchen as there's a lot of layout requirements here too), walk in pantry, breakfast nook, family room with TV viewing area. Ideally this room is the best lit in the home with large "nana" doors that open out ("nana" in quotes just to suggest large openings)
      7. 1 master suite, plus junior master should a daughter want to stay with us extended time, plus 1-2 more kids rooms (connected to the junior master and not necessarily connected to the main master)
      8. An office for Shri,  (without being exposed to the kitchen smells or sounds) and allows him to have visitors such that they have private entry/access.
      I hope the requirements above better detail what we're looking for. We of course want a bright airy home. Since the front is darker, the only room I can think of that does need great natural light are the living room, mud room, garage, laundry. The office, both master suites and particularly the great room/kitchen should be abundantly well lit from natural light.

    • hi Tim, nice chatting earlier today. To summarize, Mom and Dad do want to move forward with a 900 square foot add-on plus at the same time a remodel of the existing home (max 2100 square feet to comply with town rules for over the counter/administrative approvals. 
      If you could show them what a 6000 square foot house looks like, that would be ideal. But at this time they are only going to move forward with 900 add on, plus 2100 remodel. 
      I did bring up secondary dwellings, but it is not something they will pursue now. Mom is certain that she can only maintain a 4000 square foot house at the most.
