Schematic Design

I've Posted the Schematic Design on this link:

Note that the design has a lot more detail than the earlier sketches.  The house is currently 4k s.f. and the Guest House still needs to be designed.  The "T" Plan is an iconic diagram for a modern house so I kept it diagrammatically.   Having a public wing and a private wing made sense (and is also typical for a modern layout).

Note that I am currently showing a significant amount of sliding glass doors that will open up the Great Room / Family + Master Suite including exercise room.  We may have to cut down on the amount of doors and glass (and replace it with more solid walls and regular windows) to reduce on cost and to help with T24 Energy Conservation.  I wanted to see what you think about this - because it will make it super modern per the current design.

    Per our phone today - just posted these plan revisions (kept it Option E since it was minor changes):

    1. Added sink to workshop
    2. Added more closet space to each secondary room and increased the Walk-In closet for each by 6" and increased the Bath's by 6" making each shower 6" wider.
    3. Expanded His / Her Closet and making the Office 2ft smaller.
    4. Added Island and Seat into Her closet
    5. Added a 2nd 48" Refrig / Freezer unit in Kitchen
    6. Made 3 sided fireplace in Family
    7. Added Art niche to entry
    8. Added high windows and media equipment to Media Room
    9. Moved outdoor shower to Pool Bath south side (at end of the thick wall)
    10. Increased width of Guest House bath by 6" so all doors clear each other
    11. Flipped kitchen in Guest House

    Per our meeting today - just posted these plan revisions:

    1. Modified seating in Media Room (no platform seating)
    2. Added another 12 inches onto the secondary bedroom suites - that makes the bathrooms bigger as well.
    3. Widened the Guest House to make the bathroom wider
    4. Removed the broad overhangs on the guest house (per County s.f. calcs.) and removed covered walk connection.
    5. Not mentioned in our meeting - I moved the guest house.  I think it is better in this location which is not as close to the culvert and it forms an exterior courtyard with the secondary bedroom wing.  I also like how it interacts with the eastern entrance to the house at the stairwell.

    Just posted the revisions to the plan per our phone conversation today and per below:

    1. Centered the fire place / TV in Great Room
    2. Reduced the width of great room and modified Breakfast table
    3. Modified Media Room - to be set up with theater platform seating
    4. Moved Bath Shower outside
    5. Removed Front Porch and added exterior hole in roof - see image e-mailed as an example
    6. Increased Bedroom Suites by 1ft in the east-west direction
    7. Removed fireplace from Master Bath and centered shower
    8. Replaced full height walls around master tub - but will still provide visual privacy 6ft walls
    9. Removed Dining table in Guest House
    10. Increase width of Guest Bathroom

    Just posted the revisions to the plan per our meeting and per below:

    1. Squared off the Great Room
    2. Added Entry Step (inside)
    3. Increased the size of Wine / Pantry / Laundry
    4. Decreased the size of Secondary Bedroom Suites and re-configure them
    5. Increased the size of Mud Room and Garage Storage
    6. Replaced Exercise with Office
    7. Added New indoor / outdoor Exercise as a lower level under Master Suite
    8. Reconfigured Guest House

    Just posted the revisions to the plan per our meeting and per below:

    1. Extended Entertainment area to include Bar and Pool Table
    2. Created an Outdoor Entertainment - Casita (includes Pool Bath / BBQ / Outdoor Lounge and Outdoor Dining).  I currently have the roof extending out over the Casita but can also detach it.
    3. All exterior sliding doors now have pockets to allow the glass door to conceal themselves from view.  I didn't think this was needed (as an extra cost) for the Master Suite / Exercise. = All these doors now shown in their full open position.
    4. Coat Closet moved towards Entry
    5. Pantry / Powder room exchanged places
    6. Moved Master Tub so it is outside with privacy site wall
    7. Modified secondary rooms from regular closets to walk-in closets
    8. Turned the previous workshop into "Storage" = I think you'll need it because you have no attic storage with the flat roofs.
    9. The first two garage spaces rotated 90 degrees
    10. Added the 5th and 6th Car garage space that is now set up as a larger workshop for Shawn
    11. Added Pool
    12. Added Guest House
