Just wanted to start a thread discussing the latest set of drawings.
Questions/comments:
1. I see the upstairs ceilings are now 12', instead of 10'. Is this to sync with the 23' 5" ceiling above the entrance? Twelve seems a little high for upstairs.
That's all I have right now; will most like add to this after looking at it more closely tomorrow.

a. Actually it can't be "flat" since it need stop slope away from the house (code is at least a 2% grade within 5 feet of the house + you want positive drainage to areas that take water off of the site like your culvert in the front.
b. Sounds good - per my previous reply - "I went through and defined the height of each threshold step. You really don't want to go less than 1" (though it is possible) and we can go over it with the Mike mainly because you don't want water intrusion into the house (even from the garage when you hose it down). Other steps are the standard 6"
+ This means the grade at the north and south ends of the house (at least near the house) will be higher than the east - west sides of the house + see below
c. Subterranean means you'll get a wet subfloor so yes we don't want that. This means we will need fill to bring up the grade against the north and south sides of the house per above. We will have pier spoils and other area we can gain dirt so we don't have to truck dirt on / off site. I always have a 2ft (not 18") crawlspace then you have 11-7/8" TJIs for the floor (with 14" for upper level and roof) - I went over this with Justen.... so it means you are 3ft higher than flat grade on the east and west sides (but we can have concrete stoops and other dirt options to step down to grade on these sides.

e. See above and yes you want and can easily achieve a 1/4" per 1 foot slope in the garage from Back to Front
f. Our goal is to have the North and South Sides of the site built up in grade (only East - West are low) so you don't need to worry about any ramps getting into the front door.
Thanks, Tim. Two follow-ups to this:
1. CAT5 to all 4 bedrooms sounds good; maybe we should have an additional line added to the kitchen/family room, and maybe an additional one in the south side of the loft (a potential location for a master "control room" for the house intranet). CAT5 should be fine for now - I'm assuming this is in its own conduit, and that in the future (when some new tech is needed) we could pull different wiring through the same conduit?
2. Here's my naive analysis of the step-up situation, and the priorities from my view:
a. First, I assume that the entire lot will remain roughly flat - i.e. the ground level in the front yard (e.g. at the front door and at the mudRoom entrance from the garage) will be roughly the same as in the backyard (e.g. in the pool area and east garden).
b. The highest priority for a no-step is from the family room to the patio, and (obviously) from the bar area entrance to the patio. This means the patio is at the same height as the first floor of the house.
c. I am assuming that we don't want a subterranean foundation - which means the first floor will be above ground level. I will assume something like 12" above ground level. Please let me know if this value is about right or if it is off.
d. This means that we would have 3 steps of 4" (or 2 steps of 6") at the front door entrance, and similar for the steps from the patio to the pool area, and from the kitchen to the east garden area.
e. The entrance to the mudRoom from the garage might be less than 12" if we have a gradual slope in the garage; I'm not sure how much that can be reduced from 12".
f. If we want to plan for a current or future "wheelchair ramp" to get into the house without a step, our options are:
- From the front entrance (my least favorite)
- to the mudRoom (not great as it eats into the garage space)
- From the kitchen area to East garden (this might be the best spot, although I'm not sure I want to do this now, as long as it wouldn't be too hard to add in the future)
- From the north setback to the patio (means you would have to wheel through the east gate and around to the back of the patio, which isn't terrible but also maybe not totally ideal)
Please let me know if I am missing something basic (very possible).

1. We discussed the strategy of maintaining flexibility in some decisions (such as specific locations of electrical) as long as possible. Tim outlined some that we should decide soon, as they would have some impact on the engineering and/or construction drawings; including:
a. Curbs for the showers (I am okay with all showers having curbs; Brenda may ask for a specific shower to be curbless.
b. Stone flooring - I'm pretty sure we don't want any.
2. I'm interested in having a natural gas line for the patio grill, and possibly having it service the rooftop deck also.
3. We didn't discuss any home intranet (or other comm) wiring, but I'm assuming it is easy to piggyback off the electrical conduits for that - is that true?

Just a few questions about how #1 above would work:
1. How do we accomplish a "no step" in the front entrance: By grading, by lowering the sub-floor, or by having a sloped walkway to the door?
2. For the garage/mudRoom - it sounds like we can slope the garage up so that it is level with the mudRoom?
