  • Hi Dave - responding to your post above:

    1. Yes this height limit will work fine - especially with a modern house and flat roofs (and the flat roofs will work great with your roof top garden) :)
    2. Don't think this is an issue.  Sometimes the R20 zoning refers back to R6 zoning - but you are still R20 (not R6).
    3. I pushed the house all the way to the front setback (and actually hugged the side setbacks as well - to maximize your yard).   As a "teaser" for tomorrows meeting I created a 30ftx50ft Impluvium :) - for indoor/outdoor living.... again we don't have to do this but I think you'll love it and it will make the house super special :)
    4. Well have to go over the strategy for the Greenhouse in the meeting - but usually these can "complicate" the initial submittal of the house itself.  We can submit it at the same time as the house but I usually recommend submitting separate (after the house is already approved). - I have an outdoor BBQ attached to part of the house (but open on 3 sides)...further to the rear (but this could be detached) with the Green House in its place - or visa versa (the green house detached is the other option).
  • Thanks, Tim. A few comments/questions about this:

    1. Maximum height: 2.5 floors or 35 feet. This sounds ok

    2. From R6 zoning page, Lot area "No single-family dwelling or other structure permitted in the R-20 district shall be erected or placed on a lot less than twenty thousand square feet in area." Our lot is smaller than 20000 sqft - not a problem I hope.

    3. Minimum setback of 20 feet - also not a problem. In fact, I was thinking  we could build closer to the street to make more room for the back yard.

    4. The green house limit of 300 sqft - this does not apply to zone R20, correct?
