Upper Level Floor Plan

Please review the Upper Level posted in the pages section.  We will be visiting Lydia (our daughter) at UoO (in Oregon) - so take your time this weekend reviewing the first pass at the upper level and we can meet next week to go over it.   Keep in mind when reviewing it that plumbing needs to track from one level to another (that's why the toilets are on the exterior walls) but things like sinks and showers can move away from a "plumbing wall" a bit.   Also keep in mind that the upper level was designed to account for the tree canopy which will hang over the lower level (the exception is Teddy's Rm - see below).  Also note that the Upper Level has a lot of flexibility to expand or contract (in terms of size of rooms) as needed.

  1. Living Room (below) - Open to below per our last meeting
  2. Entry / Stairs Room (below) - Open to below per our last meeting
  3. Office (below) - Open to below per our last meeting
  4. Library Loft - To be access via the Gallery upstairs with a Barn door (the sliding doors that Danny likes)
  5. Tylor RM - Included a window seat and access to Secret Room (with a ladder to the attic)
  6. Teddy RM - Included a window seat and access to Secret Room (with a ladder to the attic) - Note per above this room will feel like it is "in the tree" which I think he will like = it will feel like a tree house.   John (the Arborist) shouldn't have a problem with us pruning back the tree a bit on this one side.   If needed (hopefully not) we can always slide the room over the Office more (but would rather not do that).
  7. Laundry - Stacks directly over Lower level laundry (but it is smaller slightly) for plumbing and the Laundry Chute (shown)
  8. Gym / Media / Add Closet - This space can be used for any of these uses but can also be removed (showing roof below) - for whatever use you want.  If it is used as a Gym then I would suggest adding windows (obviously not for a media room though).  Since it is adjacent to the Master Closet it can open directly and expand from the south side.
  9. Ellie RM - Included a window seat and access to a Play Loft (with a ladder to this loft - which as she gets older can be used for more storage).  Her closet would have a lower ceiling but also the roof can be increased in height over this area.   Her room is over the Dining and since you wanted some steps I added them so it doesnt' really affect a specific section of the Dining (it just reduces the ceiling below from 14' to 13' = remember the north part of the house is 12' or double height then it steps down to the middle part of the house to 13' and the southern part to 14').   Her Retreat is smaller than what you indicated but think it is still more than adequate.  We have room to expand her room over more of the north side of the Dinning if needed.
  10. Master Bedroom - Included a window seat and a desk area.   Note that the fireplace would be higher up (not at floor level) - so you can see it from the bed but also to allow for a larger drop down TV from the ceiling of the Great Room below.   The TV for the Master would be on the angle wall to the left of the fireplace.
  11. Master Balcony - Currently I am showing this as a covered Balcony with its own roof / rail or balustrade (let me know which you prefer) - you can see an example of this on this link to the Alford Residence <<<-- Link.   It can be reduced but wouldn't save much money since it stacks directly over the main level Loggia.
  12. Master Bath - This is a very special design (and can be simplified if needed - but as designed would definitely be a "Wow" space.   It can also have a very interesting ceiling.   Note one side also has a vanity desk area.   The shower will also be very special (as you can see).   I personally don't like the "monster showers" - that are so huge that they are cold and uncomfortable to be in to take a shower.   This shower is still big enough as a two person shower and instead of just making a larger one I created a "second" shower that can be used as a Steam Shower or Sauna (which have different build requirements).  Also note that I did a His / Her Water Closet (toilet) and also added a Bidet if needed (houses of this caliber will often have one)
  13. Master Closet - Is also divided into multiple - specialty use room.   Note the label of "his" / "her" is arbitrary and can be used as needed.   Some spaces that are popular these days is a special shoe / accessory closet (shown also with a window seat), various islands and even a dedicated secure (internal) safe area.   I also designed special areas for mirrors in the closet.

    1.  Could we do a door to my closet instead of the sliding doors? The reason is so that I have an option to lock it. -->> later e-mail --->>> I like the sliding closet door of mine. Could those double sliding door be locked?

    2.  Also could we add back the door from my closet to the storage? You are right. So that I may have the option of using the storage as to store shoes or have the access to the laundry but please make the door so that it could only be opened from the closet side because most of the time I'll have it locked from the closet side.

    3.  I like the big island in my closet and loved the seating area.  I'm thinking for the skinny island, I would replaced that with more areas to hang clothes. -->> later e-mail --->>> Could you do aisle of long hanging thing to hang clothes instead of the skinny island +++ Remove the two small seats.

    4.  Are those 6 pillars in the Foyer to the master retreat? If yes I really like that!

    5. Should we shrink the master bath to reduce the square footage? Could it be done without compromising the beauty of it and not change anything else?

    5. We can but it only makes sense to shrink it in the east - west direction since it stacks and goes to the edge of the deck on the south side (we can go over this and the stair loft in our meeting on the 7th)

    1.  Could we put the head of the bed of Ellie on the South wall or further down the West wall towards the south wall so that it's tucked away and it's not seen as you walk in?
    2.  Is there anyway to make Tylor's room look more special? Because Teddy and Ellie rooms have more light from the south Side and more Windows and better view

Tylor's room actually has about the same amount of windows as Teddy's Room and actually Tylor's windows are inset into thicker 12" walls which will make them more impressive.   Tylor's Room can't have other windows facing in another direction unless it was moved to a different portion of the house - but one fun thing we could do is to have a small hand door access to some books on the other side (in the library) so he could grab some books through the wall rather than going around.
    3. Modified the Plan with the old Master / Master Bath but with the new room variations + also Danny's mark ups.   The only thing that doesn't work is the window on the north side of the laundry room (since the roof will be too high here) - but I did add another window facing east.   We can also go over the stair loft to expand it if needed to increase its function (let's go over that in our meeting on the 7th)

    A) place the bathroom where the closet is
    B) secret room will be where the bathrooms are so the room can have windows.
    C) place the west window up north so that the bed could be in the corner of south-west
    D) closet will be where the secret room is now
    3. Tylor's room:
    A) I would like the head of the bed to be on the south side
    B) bathroom to be on the corner but is having no window be weird?

    I think all the changes above work fine.   In order for us to take the square footage of the exercise / media / closet out (next to the laundry / master closet) we need to define it as "storage" since closet is still defined in square footage.   I added another door though connecting it to the closet and walking through it it would be easy access to the laundry room.   Note you can still finish it out later as a finished closet (but for now it would have to be "storage")
