Hi Tim,

Here is my sketch of the revised.

1.  For the nook, half circle with pillars with windows in between with coffered ceiling of 14'.
Maybe a step down ?
2.  Prep and main kitchen has an opening for convenience
3.  Keep the location of the prep kitchen but make it less wide since you would have the move the main kitchen into it. Instead make it longer. Prep kitchen must have a door out to the back or side yard.
4.  Leave the pantry as is.
5. The butler pantry will become smaller storage for Costco stuff and small hallway from the laundry room.
6. Down stairway will come down into opening of the main kitchen.
7. Add your ideas as needed.

Hi Julia,

Overall love the ideas - below are some questions or comments (related to you number comments below).  I'll work on it either today or tomorrow.
  1. Love the half circle but this section of the house already has a 14ft ceiling (remember we start at 12ft in the front then step down in the middle portion of the house to 13ft then past the laundry room is 14ft.   We can still step down again to have a 15ft ceiling here (then coffer it down on the edges).   Just let me know?
  2. Yep - I agree.
  3. Sure - I like the modification to the prep kitchen as you sketched it and described it.  However this is different from what we discussed in our meeting but I think it still works fine to have a fish area on the east side of the prep kitchen (you have 25 ft to the property line so plenty of space).

    Hi Tim,
    That looks really good. 
    Couple of minor details would be:
    1.  I'm thinking that  two closets we added in the prep kitchen to be cabinets with top 1/3 with glass doors and longer bottom cabinets with solid doors. That would be like mini pantries. What do you think?
    2.  What do you think about adding a small sink in the prep kitchen island?
    3.  What do you think about adding a small sink in the work island next to the refrigerator?

    I agree with each item and modified the plan as a result.  I also removed the options since we nailed down the main level.

  • Per our meeting Last Evening - I've created an option C (see drawings) which revises the following:

    1. Removed center west wall window in Dining for China Cabinet
    2. Made the Prep Kitchen a bit smaller (more cozy)
    3. #2 above allows a window to the north size of the Nook
    4. #3 above still allows sliding "barn" type door to Prep Kitchen (added)
    5. Shifted main sink over
    6. Moved Range to the main work island
    7. Increased the length of buffet island again
    8. Moved main stack oven / micro
    9. Added "Ice" sink to buffet counter
    10. Added back in Seating Island
    11. Swapped out "bench" in the Nook for a built-in Desk
    12. Moved outdoor shower to east wall of Pool Bath

    Hi Tim,
    I thought of couple of more things to change in the main kitchen.

    1.  Let's try removing the counter section with 4 chairs because I would like it more open and that may be a better flow to access the nook.

    2.  Make two islands

    Yes I changed what we talked about at the meeting on the prep kitchen location as it is. 
    Let's draw it and see it. Then we could further discuss and revise as necessary.

    My response - 

    1. I am showing a built in bench and table for the Nook which is for the kids homework area (but can also be used for eating / entertaining as well.  As a result - I don't think a step-down will work as well into this area but it is still do-able if you want it.
    2. Added the rest of the changes per your sketch at the top of the thread.
    3. In addition to the above I also added more room at the end of the Prep Kitchen Hall (per Danny's request in our meeting).
    4. Also removed the Pool Bath Shower (move it to the outside) and added a bench - per Danny's request
    5. Added a "Pass Thru" between the Prep Kitchen and Main Kitchen (which would be a small hidden door at counter height

     

    Let me know what you guys think then I can work on the upper level.  Have a great Super Bowl Weekend :)
