- Modern Vanity / Sink areas don't typically go all the way to the ground (they float off the wall) so you'll still have plenty of space to the side of the toilet)
- Added Linen closets to each suite
- You might want to consider nice folding chairs for this extension (or it can be stored in the sub-floor)
- Flues shouldn't be much of an issue but we'll coordinate that once a plumber is on the project
- Per our discussion it is a Micro (with multiple functions like ours) over a Wall Oven over a Warming drawer.
- Yes floor plugs like I have in our dining room and my office
- We'll have it set up as a smart home so maybe a vacancy / occupancy sensor switch and programmable
- We'll work on the kitchen layout and its storage options once we get a kitchen supplier involved. I would suggest the same people we used (and I have used on other projects) - Europeancabinets.com out of Palo Alto
- My suggestion would be to not have clerestory windows above the sliding glass doors but instead have the doors themselves 10ft tall :)
- It will be a smart home like #7 above so we won't have to worry about the conventional solutions.
- The A/V equipment should be in subfloor where it is cool. Another option would be to place things like the DVD player under the fireplace platform but most of it should just be Infrared Remote functions (which is more common these days)
- We didn't discuss this but all the walls (mainly the closet) that are not showed as solid poche walls are only about 7ft to 8ft tall with the 12ft ceilings. This will give each suite a WOW factor like my Master Suite and it will seem bigger. This still should be high enough for the murphy beds even as a CA King

I really like these lifts. They are a bit expensive and you can probably find some others that would be $1k-$1.5k less expensive...... but these are Very attractive! I love Italian design.... from their cars.... to their kitchens (our last two houses have Italian cabinets and I spec them all the time) so I personally think it is worth it to have the high end design. Keep in mind you can also market it with "Italian" Furnishings and Fixtures which has a sense of elegance and exclusivity :)

Attached are links to potential options for TV lifts (Model Flip 900R or Flip 900) for the Great room, and also possibly for the bedrooms. Obviously, a final selection depends upon weighing these options to less expensive alternatives. The 25%-50% discount offer helps lower these prices but doesn't include any applicable US Duty Fees (could be 0% to 35%) and shipping.
