Conceptual Design

I've added the Conceptual Floor Plan to the "Pages" section of the Project page.

  • Raised Deck shown with planter around it (so you don't need a guardrail)
  • Deck shown with planter around it 30" lower on South side (so you don't need a guardrail)
  • Pool shown on East Side with Negative edge
  • New counter (and upper cabinets are shown) in place of one of the entry closets (let me know if you need a bar sink?)
  • Two bedroom suites added (roughly 11'x11' bedrooms) with their own baths and closets
  • Stairwell opens up
  • NOTE - original drafted plan isn't entirely correct - for instance how you get from the kitchen to your office isn't shown correctly (the opening isn't shown)

  • Susan - I've modified the balcony on the floor plan and front elevation.  I also added A2.2 - (A+B) Options for Roof Plan which shows two different options for the trellis on the back side = let me know which option you prefer?

  • John and I looked at it today. I think we can make it work. Yes...would love it drawn up. Everything else looks great.

  • We can do this but you can see that it is already starting to run into the roof on the right hand side (and would do more so if we extended it).  I think this will still work (but let me know).  On the left side it would be fine but the right side might look a little strange.  Want me to draw it up that way anyway?

  • John and I looked at the front of the garage today and I do want the deck to run the entire length of the front. Will look much better.

  • I've updated the previous elevations and added the other two elevations.  The roof plan will show the two options for the shading trellis off of the back side - which should be posted soon.  Let me know what you think?

  • Looks better but I was thinking the deck would be in the front. What are your thoughts?

  • I just updated the files to show the deck and the increased ceiling height in the new addition.  Let me know what you think?

  • Also, one of the things I don't like about the house is how horizontal it looks. I was hoping to break that up somehow. 

    And I would like the ceilings in the guest and studio to be 9' if that works...I don't want a silo, but as high as we can get them.

  • Super confused about the height of the addition on the drawings. If the roof tops are equal...what would the ceiling height be in there? There is currently 8' 8" between the garage roof top and the soffit. I was actually hoping that the addition would rise above the main roof line to give more interest to the house. Also, we talked about a cantilevered deck with a rail. 

    Other than that...pretty cool.

    I've posted the New and Existing Front and Left side Elevations on AllyLocal.com.  Let me know what you think then I can post the others as well.  Note on the new elevations I have replaced the existing siding with Stucco on the front facing garage and new addition above + stucco on the back side of the side garage.  On the front side of the side garage I have Ipea Wood siding (this would wrap around as well as shown).  I've attached this image so you can see what it would look like as a material.  We could also mix in the metal siding but I think you existing wood siding along with the Stucco and Ipea Wood Siding would look fine.  I would recommend that you replace your garage doors with a new glass door as shown in this image.  Plus I modified the Studio Closet and Pool location per our last meeting.  Let me know what you think?
