Initial Design Review-2/24

BASEMENT:

Bar Area:

*  Wall across center of house following beams creates sheer wall-better for earthquakes

*  Add another counter area in entertainment space

*  Upper cabinets above bar against wall, next to sink

*  4 person bar to change to 3 person bar to enable full pass around

*  Make bar appear more like family area and less like actual "bar" or 1950's restaurant or pub-hide liquor, countertop to be all 1 height for serving food and conversation area...

*  Wood bar toot create warm feeling-possibly tree slab from Tahoe that has been sanded and sealed

*  Pool table works great in that nook space

*  Remove popcorn/snack counter, add bar height table (we already have it)

*  Make sure to create kid friendly atmosphere in basement

*  1st door that enters into bar/media room is important because it shuts off noise from upstairs

*  Door into media room can be changed to solid wall if adding doors on sheer wall

Media Room:

*  Use this space as additional entertaining area, chairs and sofas can be moved around to create lounge area, add beanbags in first row instead of chairs and sofa

*  Add 2 sets of double doors on solid wall to open the space to both rooms (on right and left of tv), possibly add french or barn doors; both types of doors aren't great for soundproofing-could add curtain on media side that extends entire length of wall to help with sound and light; barn doors may be hard because of tv, Kendal is not fan of how french doors open

Utility Room:

*  Dotted lines are upper cabinets

*  chute next to washer/dryer is linen cabinet

*  Jack hammer out floor since removing chimney already and floor is uneven, better to do it now while we can

*  No issue with floor height not matching bar area floor height-Brad said concrete floor in bar area will come up even with footers

Powder Room:

*  Closet isn't big enough for powder room

*  Add Urinal opposite toilet and behind door; this will lengthen powder room about 1 foot and will need to move wall adjacent to media room out about 1 foot to accommodate 

MAIN FLOOR

Bedroom 6:

*  Remove door to hallway from bathroom

*  Keep bathtub and add handheld faucet-Brad and Tim agree its easier and more cost effective

*  Add storage-medicine cabinet, below sink cabinet, hanging storage above toilet, open shelving above tub for towels and bath necessities

Kitchen:

*  Remove kitchen table, Tim to reconfigure nook space

*  Increase size of island to accommodate 6 people

*  Remove 1/2 wall

*  Wall adjacent to bathroom will have 48"fridge, built in micro/convection, wall oven and warming drawer

*change 48" stove to 36" stove

*  1st sink (main sink) to be farm sink

*  2nd sink (prep sink)-move to dif side of island, possibly near range or opposite end

*  Add counter space to left and right of fridge and add uppers

*  Add uppers above fridge and micro (uppers as much as possible)

*  Put together list of specific kitchen cabinet needs (spice drawer, serving platter-vertical storage, everyday plates/bowls to be in drawer v. cabinet...)

*  Create display kitchen-some open shelving to display le creuset, platters, baskets...very on trend right now, more like restaurants; possibly hanging utensils

*  Keep butler's pantry

*  Notice chi\unk taken out of corner of cabinets on main sink side-cool cabinet details

*  Possibly add tv in cabinet so not visible at all times...not sure

*  Forgot to discuss wine fridge-where will it go?  butler's pantry or kitchen?

Powder Room:

*  Replace cabinet, toilet and mirror

*  Keep sink if possible

Main Entry:

*  Add cushion to bench

*  Add table on powder room wall

*  Replace chandelier

Dining Room:

*  Notice square dining table-fits space perfectly, add later

UPPER FLOOR:

Saylor's Room:

*  Secret entry between closet walls

*  Add ladder up to attic as secret entrance, chimney turned into hatch

Full Bath-Hartley & Saylor

*  Not sure about window next to shower, one option to put piece of frosted glass on window wall entire size of shower.  Shower would have 2 glass walls and 2 tiled walls, opposite each other.  Discussed cleaning glass on window side-possibly access from window 1-2x/year, could possibly add hinge to frosted glass so easily swings open for cleaning???

*  Add exhaust fan

*  Remove door between toilet and sink area, use silver metal beadwall instead,  http://www.houzz.com/photos/2309040/Artists-Loft-modern-living-room...

*  Not necessary to take part of master retreat area and add their full bath there-too far away and all space for master retreat us being utilized

*  Add wireless speakers

Master Retreat:

*  Foyer are utilized as art gallery area-pics of family, add chandelier, table

*  Add doorway into Her closet from foyer area-leaved little space for table and then add door

*  Add w/d in her closet-counter on top and upper storage above

*  Shoe rack on Foyer wall, add drawer space (only 12' deep-jewelry drawers?)

*  Wall adjacent to stairway will be floor to ceiling hanging area

*  Add window seat

*  Another thought-use stackable w/d and add counter with deeper shelving underneath and storage above

Shower:

*  Bench on right side

*  3 showerheads-handheld next to bench, rain in middle from ceiling, regular on right side for Brad 

*  Add steam shower, Kendal had concern about ceiling height because glass will have to go from floor to ceiling-Tim said no problem

*  Music inside shower/bathroom

Vanity:

*  Create display bath v regular bath-similar to kitchen

*  Redesign vanities to appear more like 3 pieces of furniture,

*  makeup counter between with chair should be closer to mirror

*  Possibly add medicine cabinets above sinks

Additional thoughts not discussed with Tim-forgot!!

*  Possibly change double vanity in kids'  full bath upstairs to single sink with 2 faucets

*  Add wireless/bluetooth speakers/music to all bathrooms and bedrooms

*  Add music to bar, kitchen, DR, outdoor patio area also...everywhere except bedroom #6 and storage in basement

*  Change non stackable W/D in master retreat to stackables, still have counter but put drawers underneath for more storage-is this possible?

  • Questions about current plans:

    BASEMENT:
    Craft Room-

    1.  Per our mtg last Monday, Ken discussed keeping the floor to the left of the W/D clear to enable access and only being able to put a table/counterspace/laundry sink above it.  We discussed putting hanging rod above counter for laundry-this would get rid of the uppers in that corner.  I believe this is why we discussed moving fridge to San Antonio wall??

    2.  Wall with sink on it-we can't have cabinets go all way to end of wall.  Need to leave space for boiler and mechanical equipment.

    Entertainment Area-

    1.  Barstool area to be open underneath per previous pic posted, not cabinets.  This enables this counter to be utilized from both sides and opens up area.  http://www.houzz.com/photos/12433135/The-Capilano-transitional-base...

    2.  We discussed having some open shelving on back wall, above lower cabinets.  Where are we putting these?  I also want to make sure we are creating space for "wine box wall" we discussed.  Pics for these were also previously posted.

    Kitchen:

    1.  Confused about plumbing fixtures needed everywhere-we moved 24" steam oven to left of range and discussed at Monday's mtg to not have it pre-plumbed (easier and cost savings), 3 plumbing fixtures needed fridge wall??, both sides of main sink??, range area??

    2.  We discussed having a display kitchen.  Where will open shelving be?

    3.  Confused as to sizing of appliances-Currently have 24" fridge, 18" freezer, 36" range, 24" steam oven, D/W

    4.  Only 36" between main sink cabinets and island.  I thought we discussed 42" all around

    5.  Want to make sure we have 24" open shelf as current site for recipe books, but future site of microwave for resale.  Currently looks like you have uppers scheduled to go above

    6.  Door to outside not moved over to create space behind to be utilized for hooks...

    Butler's Pantry:

    1.  We discussed on Monday to put wine fridge in this space.  Can't remember what size we decided upon 18" or 24"

    2.  What kind of uppers are we putting in there?  Any more wine storage?

    Dining Room:
    1.  You have the current built in's listed as "6", they are already there??  I'm confused

    UPSTAIRS

    Ensuite bathroom-

    1.  We discussed moving the vanity/sink closer to toilet and increasing size

    2.  Add medicine cabinet above vanity or just large mirror.  Thoughts?

    3.  We are moving toilet against back wall and adding uppers above.  This will allow for larger vanity due to 24" code 

    Master Bath-

    1.  Drop ceiling above shower for steam shower

    2.  Remove radiator

    3.  Add larger vanity where radiator was and add make up vanity here as well

    4.  Remove makeup vanity under window

    5.  Add another shower seat, if possible-need access into toilet room (Ken discussed on Monday)

    6.  Add pocket door to Brad's closet

    7.  Add uppers above toilet

    8.  Add medicine cabinet above both vanities

    Master Closets:

    1.  Add drawers and shelving to accommodate clothing, shoes, misc.

    Kid's Full Bath-

    1.  Add medicine cabinet above vanity or full length mirror.  Thoughts?

  • 1.  Yes, we will get a set of 36" freezer drawers-great idea!  Not sure where to put them.  Not sure if I like it in the nook area.  Would it make sense to put it in the island?  I don't have any suggestions.  It will have the ice maker, so that needs to be somewhat close to the water/glasses.  I'm thinking that through... I added a 30" Freezer Drawer (could be a double stack) - next to the Microwave location then next is Ice-Maker then Wine under-cabinet storage (if you need it in addition to the unit in Butler's pantry - or we can remove it).  Note we will likely have to take a small chunk of the existing dining side to get the 24" Refg. to work - see plan).  I am not concerned about the Range sticking out.  Right now the plan shows 1'-9" depth for the counter on this side and we typically need 24"

    ***Remove wine fridge in kitchen.  Brad and I are thinking of having Chris make custom wine cabinet in the butler's pantry area.  That area seems to be such wasted space and I don't want to utilize kitchen cabinet space for wine storage...

    3.  Brad doesn't care if the door in "his" closet is a pocket door or not.  Are they a lot more expensive and a pain to install?  Will it provide extra room in his closet?  Is it worth it? - I personally don't like pocket doors - they are harder to install and they are often "cheap".  A closet door can actually be functional too with a mirror on the back side of the door. - I can still modify it though if you want.   
    ***Let's discuss this on Monday with Chris and Ken and Brad
    4.  The door from the master BR to the master bath can be changed to an encasement - done - door removed.
    5.  Rearrange the vanity areas, per our discussion, in the master bath - Done
    ***How big of a vanity does Brad have if it is against the current wall?  It looks tight.  Would it make more sense to turn it to share the common wall with the shower?  Will that make it seem more open as you walk through from the bedroom?
    ***Can we center my sink/vanity area on the current wall?  (We won't need radiator (I think) since we are having radiant heating.)  How wide can I go with that?
    ***Current placement of makeup vanity won't work in front of window.  Will need to move it to my sink/vanity area.  
    ***Would it make sense to angle the tub?  Or put it next to the adjacent window (rotate it 90*)? Would it give us more room either way?
    ***What are the dimensions of the shower in plan B vs.plan A?  Can you please repost plan A.  That was Brad's favorite.  We haven't made a final decision

    *  how deep is the area between the door jam and the wall in the basement bathroom?  more specifically, trying to fit a round sink in that space.  looking for sink only, not vanity... the drawing shows 14" but I think it is fine if the sink sticks beyond the door jab a little (as shown in the drawings)

    *  bead wall still shows door jam area.  This should be completely open wall - removed side walls - so now only showing beads

    *  looked at smaller w/d for master closet and they are WAY too small.  Need to fit normal size w/d in there-stackable - it should still work but may overlap the window slightly for larger machines (but it should only be a matter of inches)

    *  Is there another option for master bath that would separate our sinks?  I like having that separation. shown in other option

    *  doesn't look like there is enough room for towel warmer near master shower because the window is immediately next to the shower?  Is the shower surrounded by 3 glass walls or is that darkened wall something other than glass so we can put electrical on it and add a towel warmer? - added wall on south side of shower to put towels.

    Please read before proceeding with electrical:
    1.  I have put a lot of thought into the plans.  I am still not sold on the design of the kids' full bath.  I'd like to see a new design where the shower is not in front of the window.  I just can't swallow that as the only option.  Also, in this bathroom, the door jam between the vanity and toilet is still showing, please remove.  - you can see it doesn't work as good and leaves a tight toilet space and smaller shower - I do like the alternate master bath though but not sure I like it as much as option 1
    2.  I'd also like to see another, completely different, option for the master bath/closet area. Brad specifically mentioned reworking the design to avoid such a drastic plumbing reconfiguration.  Some movement of plumbing is inevitable, but I'm sure he would like to minimize whatever he can.  We are also thinking it would be nice to have the option, at a later date, to put a door in replacement of the window to access the veranda.  That door is currently in "her" closet.  Separate vanities would be nice as well, but not a deal breaker.  I will need more counter space on my vanity.  I need space for curling irons, hair accessories (4 daughters), girl stuff, etc.  If the plans allow for a shower that will include space for closer towel access, great!  If we need to get a smaller tub, I'm willing to do that if it creates more space. I do like the entrance to the master area, but want to see it a little further down the hallway, not right off of the stairway.  I also will need space for linens.  The top of my closet isn't very accessible for sheets that are changes every 2 weeks.  Also, in my closet, I will need space for a full size w/d.  I looked at the smaller ones and they are way too small for us.  I don't need huge ones, but there seemed to be only 2 sizes available.  The small ones couldn't fit a set of king size sheets-deal breaker for me.  Stackable, of course.  Think the W / D will still work but may overlap the window a bit - even when they are shoved into the corner (but still think it is the best location for them)  Remember you still have a laundry room downstairs as well with a laundry shoot so you may still think about using the smaller machine.  The size of your vanity in this option can be bigger and it is more of a function of how close we can get to the radiator - and honestly I don't know how close we should get to it (due to the heat).  Shrinking the tub would also give you a larger vanity.
    3.  Please add the sink back to the basement. - done
    4.  In the kitchen, we have decided on going with a Thermador  integrated fridge system.  The freezer and fridge will each be 24"W and completely separate units.  Their also fully flush with cabinets.  What do you think of moving them to each side of the stove, putting the fridg to the right of the range, still leaving counter space between the range and each unit?   Will this seem crowded or give a great effect?  I don't think its necessary to have them next to each other for flow.  Am I wrong?  Here are some links to the picture of the freezer and fridge.
    - Right now we have 30" on either side of a 36" range (which I think is something that you would prefer).  If we took out 24" to get a skinny refreg. in there that would leave you with only 19" on either side of the range (which I think is too tight for cooking
    It looks like we may also add an 18"W, 84"H wine fridge as well instead of the smaller 24".   I've attached pics and was hoping it would fit into the butler's pantry.  We are thinking its good for the "WOW" effect.  If needed, is there room in the kitchen?  It's not been purchased yet, but we are leaning heavily towards it.  All 3 pieces will have the SS panels on it.  Here are 2 pictures of the wine fridge.

    I know these are big changes, but really feel like I need to see the options before making a final decision.  Brad has been working really hard with the city and should have some clarification, in regards to the basement, tomorrow.

    *  I am not loving the w/d in front of the window.  I'd rather have a window seat.  added - per our meeting

    * I need drawer space in "her" closet as well, larger than 12" for folded items (pants, shirts, etc).   shown on western wall - per our meeting 

    * I like the entrance into the master suite with the chandelier area, but not how the 2 doors in "her" closet are so close to each other.  What are other options for the design of that room?  - per our meeting I think you really won't open one door and then the other (they won't conflict with each other) the Foyer door will remain closed 90% of the time and the closet door to bathroom will be open 90% of the time.

    *  Is there a way to put dry towels in/near master bath shower so they can be reached without stepping outside of the shower?  What about a heated towel bar nearby as well?  (heated towels are not a deal breaker-this was discussed early on and then we both forgot about it) sure - per our meeting we need to move the radiator to the right side of the tub.  You can put a towel heater above that and the radiator itself will heat the towels (since heat rises) so you may not have to have a separate towel heater (or you can have both)

    *  The doorway in the girls full bath will be removed and bead wall to hang about 2/3 across.  Leaving walkway clear for light while providing privacy to toilet - yes currently shown

    *  Any space for towels or linens in this bathroom? - you can do the same thing as in Guest Bath with linens in storage above the toilet (a hanging wall cabinet) with a towel bar on the right side of the space.

    *  I'd like to see another option for the master bathroom and closets-I don't feel like we have enough counter space for linens, towels, coffee bar (maybe put in hallway next to Brad's closet?), etc.  I am not loving the w/d in front of the window.  I'd rather have a window seat.  If not window seat, is there enough room for bench in the middle?  I need drawer space in "her" closet as well, larger than 12" for folded items (pants, shirts, etc).  I like the entrance into the master suite with the chandelier area, but not how the 2 doors in "her" closet are so close to each other.  What are other options for the design of that room?

    *  Is there a way to put dry towels in/near master bath shower so they can be reached without stepping outside of the shower?  What about a heated towel bar nearby as well?  (heated towels are not a deal breaker-this was discussed early on and then we both forgot about it)

    *  The doorway in the girls full bath will be removed and bead wall to hang about 2/3 across.  Leaving walkway clear for light while providing privacy to toilet

    Utility Room:
