Utility plan

Hi Tim,

Thanks for walking us through this last night.  I have listed a few things we wanted to add to the plan.

-Timed lights on the columns of the new entry

-Tank-less water heater off of bedroom 3

-Electrical outlet outside of Master Bedroom 

-Water spout outside of Master by master bath

-Electrical outlet and tv outlet outside between office and kitchen window

-Electrical panel moved by office door in hallway

-Attic access by master and bedroom 3 entry

-Replace middle light in living room with fan

-Additional fan in master bath like in the toilet area

-Electrical for steam shower pump in master bath

-Outlets on the master bath counters.

  • Yes we need the T24 calcs in order to submit.  Usually it only takes a couple of days and I gave it to him yesterday.   I'll let you know but plan on later this week or early next

    We selected the contractor and are ready to submit the plans to the country once we have the final plans and T24.  How long do you expect the energy calcs to take? 

    From talking with the contract I believe we need those and your final plans to submit.

  • Hi Spencer,

    I wasn't in the office much last week but had a chance to work on it this weekend.  I modified A2.1 to include the slider and french door off the rear side.  I also added the pantry and additional notes where I can send it to the T24 guy tomorrow.  I should have more time this week and will keep you posted. - Thanks - Tim

    Hope you are well!  I wanted to see what the process is for getting the energy calcs.  Is that something you order so we can have next week?   And do we need them to submit for permits or is that something we can do later?

    Planning to pick the contractor this weekend then try to get the permit with them next week if possible.  Looking forward to hearing from you.

  • Thanks Tim.  After talking with Colette she wants to do the slide for the 12 ft opening.  We will also keep the french doors out the back from the master bedroom.

    I wanted to follow up on some of the final items for the utility plan edits from July.  I was hoping to have these completed this week or early next so we can submit for permits as soon as we have your final plans.  Let me know if you have any questions.  Also, do you think it would be good to meet up one more time to go over the final design?

    Sure we can meet as needed but some of these small items you maybe able to just comment on the plans

    We have 2 of the 4 bids now and hope to confirm with a contractor in the net 1-2 weeks when we get the final bids.

    Sounds good - let me know when you have the others so you can make a decision

    Also, will your final plan have all the wall dimension as well as counter and island sizes?

    Yes and I added them to the plans now.

    Items to be added:

    -wall outlets in the closet

    -Going from 2 wall shower heads to 1 wall shower head and 1 rain shower head.

    -Timed lights on the columns of the new entry

    My suggestion would be on all the time at night and have them solar powered during the day (day/night timer) for security reasons (especially with a new child coming)

    -Electrical outlet outside of Master Bedroom
