    Think it is a Great Idea - however..... my suggestion would not to remove it in the drawings (get it permitted as is) and have the plumbing all laid out as designed then simply don't add the wall and cover up the plumbing with a mirror since the washer dryer hook up is in the wall (that way you have flexibility with the design and it would be good for re-sale with virtually no added cost to the build - as long as Scott is aware of this - it should be a problem).   

    Leaving things out in a build like this is common in custom home design.  As a matter of fact we have a laundry room in our new house..... but we plumbed for additional machines in the garage which we probably won't use - but a potential future buyer might.

    Thinking about the size of the Gym and Kitchen design.  I think we are going to need more space in the Gym.  If we were to remove the washer / dryer unit and place an under the counter system in the Kitchen (hidden by the bar),  we think this could be an easier fix.  Do you have any thoughts on that...

  • Changes made below per our meeting yesterday:

    • Mirrored the Kitchen and Bar (flipped them)
    • Created a "U"-shaped kitchen 
    • Let me know if you want to extend counters to the outside or not (or just have it plumb'd and have electrical)
    • Let me know if you want a Pocket Door - or Cabinet Closet (with no door) in the Bedroom Closet (no change yet)
    • Kitchen sink is now a more linear sink for buffets and with faucet off to one side
    • Added two windows to the bar side
    • Kept the Bedroom at 13x12 instead of shrinking it to 12x12 to give room for kitchen
    • I am just showing Dining at the counter now instead of a table - but you can reduce the lounge seating as needed to get a table to work instead (this isn't relevant to the building department - just for visual reference)
    • Removed the Range / Cooktop and added under-counter refrigerator, freezer, steamer oven, etc...
    • Swapped out the Slider in the Gym for a Bi-Fold Wall system so it works better with out-door Gym
  • Very nice - but it looks like you have a "U" plan which would eat into the space more - we can do this if you want though.  We can go over it in the meeting this week

  • We’d like to consider a design like this for the kitchenette area
