Main house floor plan

Hi Tim

We are really excited to work on our dream house floor plan! Below is a recap of what our needs for the house are. We put a lot of thought into it over the past couple weeks and its a little different from what we discussed originally.

Downstairs:

Great room - living room, dining room, kitchen, pantry

Bedroom 1 with en suite bath and walk in closet

Bedroom 2 with en suite bath and walk in closet

Combined pool bathroom/laundry/mudroom

Upstairs:

Master suite

Office

Exercise room

Hall bath

Library/bonus room

3 car garage - preferably detached

storage space above garage

    I've resent it to you and i've also emailed Easton to ask him which layer needs to be turned off to remove the satellite image. I believe there is just the one tree on the property which he is showing that is next to the leachfield. The other trees are on the neighbors property. There are a couple of old oaks on the lower portion of the property but they are pretty far off from the building pad.

    Please send it again - but also ask him which layer he used to turn off the image (I won't need it for my site plan (but we can keep it for reference as a "Survey" drawing.

    Easton had send you the autocad files for the new topo back on December 3, 2018 that shows the full topo for the property. Let me know if you need me to send it to you again. It shows the following data:

  • Responding to your items below:

    1. I have a file from 2017 - is this the most current?  - it shows the septic - however I need to know which layer to turn off so the satellite image is turned off and only the data shows.
    2. My suggestion would be (since the data I have is old) to have the Civil Engineer to supply us with an updated DWG file (and let me know which later to turn off per #1 above since I won't show the image on my site plan) - Note however...... we need to show trees (other than just as a satellite image (drawn on the file) - even though they are not adjacent to your building pad area.
    3. You don't need to create your own I just need more updated files per #1+#2 above from the Civil Engineer.
    4. Let's look at the house placement when we receive the updated file from the Civil

    We are done staking out the house and really love the flow of the space. we are getting ready to submit our site plan for our site development review and wanted to ask about a couple of items.

    First, the site plan that is listed on our documents page here on this website is missing some of the items that the civil engineer had on his autocad file that he designed our driveway on (the septic leachfield & tanks, etc.). Second, it looks like the road in your site plan is hanging over the edge on the eastern side where as the civil has it all on flat ground. Do i need to create my own site plan incorporating both your's and the civil's design?

    One concern we have with the house placement is the outdoor space between the great room and pool. It seems a little tight. We were thinking maybe we could move the whole house northward to expand that space? it would mean moving the north wing into the hillside about 5 feet. Do you see any problems with this?

    • Yes - I think the Juliet Balcony will be very nice
    • Well study this more when we do the ceiling plans which is the next half of Design Development along with the Electrical
    • I'll remove the toilet and modify the stair a little as well
    • We can make them all the same height (just affects furniture inside - but also affects view)

    The elevations look beautiful!

    There are a few outstanding items from a couple posts above that I do not see addressed in the floorplan or elevations:

    - Fireplace in upstairs master bedroom with bumped out chimney

    - Pocket door on toilet room in upstairs master bathroom

    - iron railing for plants on upstairs master bedroom foyer window - a Juliet balcony might be nice here

    - 10' kitchen ceiling with beams as recommended - you may have already implemented the height

    - Remove toilet from garage

    - windows in office are not the same height - does that matter? Make them all the same height?

  • Putting the furnace in the attic and using tankless water heaters sounds like a great idea!

    that dome cupola looks awesome! I was thinking of the spire ones with a weather vane on top but we haven't really decided yet.

  • Thanks for the list after you guys had a chance to go over our meeting options more.

    Let me know how your research goes but here is the special roof tiles we were going to use for the Copula's on the house in Saratoga that I mentioned during the meting.   The image shows a pavilion but we were going to use the dome style roof in a much smaller form for the copulas.

    If we go with a slab on grade I would suggest having the furnaces in the attics and the water heaters as tankless water heaters on the outside of the house.

  • Hi Tim After our meeting yesterday, these are our thoughts on the discussion items:

    - Fireplace in upstairs master bedroom with bumped out chimney

    - Pocket door on toilet room in upstairs master bathroom

    - iron railing for plants on upstairs master bedroom foyer window

    - 10' kitchen ceiling with beams as recommended - still image searching

    - Remove toilet from garage

    - keep stairs as -is on garage

    - height limit - still researching this. I think there is no height limit for Ag zone but the fire department may have additonal requirements if we go above 25' or 30' (not sure which)

    - slab on grade foundation

    - we like the look of cupolas on the house - what is your recommendation on location and number? still image searching

    One question we had was where is the utility closet going to be? The furnace and water heater?
